General Meeting Minutes
June

A. Call
to Order
Meeting
was called to order at 10 am by Chris Dean.
The
minutes from the June 9th 2018 were reviewed. A motion was made to
approve minutes by Gordon Slater, seconded by Chris Hendenberg. All attendees
were in favor.
B. Budget
Report
Connie
Andersen provided the budget report.

May 3, 2019

Income:
$ 10,290 (dues and late fees)

Total Expenses: $ 11,168.21

-$878.21
The
income was negative for May due to insurance ($3,952) and regular expenses.
c. Year
to date Profit and Loss

Income: $55,036.49
·
Expenses: $38,528.97
·
Net Income: $16,678.67 –comparison to last year
about $5,000 ahead
d. Past
Due
Accounts are up to date except 2
·
One owner with 4 lots who has not paid in some
time
·
One ongoing issue that is being addressed.
All
past dues have liens in place that are routinely updated.
C. Addendums
to the Bylaws
Addendums
to the Bylaws will be voted on at the election meeting.
A
section has been proposed to address short term rentals. “No nightly rentals, all leases must be for 1
year or longer and no subleases.”
D. Election
of the Board
Election
meting will be held June 22 at 10 am.
The
Committee is looking for other candidates. If you are interested in running for
board email please email the subdivision email by June 17th. Your
name will be added to the ballot. To run for board the candidate must be in
good standing.
E. Status
of ligation
The is
a law suite pending for a resident not following bylaws. The building is not
connected to residence and is over 300x300 square feet. A stop order was not
followed by resident.
Note:
Any building or fences etc must be approved by the building committee, contact
Al Mitchell. Bylaws can be found on blog spot.
F. Water
and Sewer Report
a. Water
·
Replaced bladder/tanks for well. Maintenance
and clean-up of chlorine in well house contributed to the failure of tanks.
Ozark Environmental paid for 1 and we paid for 5.
·
Water leaks occur in subdivision due to 90
degree plumbing connections and land shifts.
·
Low pressure has been noted in am. Potentially
a regulator issue on Austin Place. Plan to put a recorder on regulator and
determine if issue and have it addressed.
·
DNR fee has increased $700 due to way charge is
determined, The outflow is used to determine fee versus size of pipe.
·
Please follow watering schedule. Connie will
send out. The watering schedule is important so that the pumps do not have to
work as hard providing water due to the increased usage. In winter we use about
29,000 gallons and in summer about 50,000 gallons. Also Chris noted an article
he read that said daily watering is not good for grass because of how it
impacts the direction the roots grow.

Thank you to all the volunteers who read the
water volume daily. This process helps identify if we have any leaks. If the
volume is higher than normal it may mean a leak.
b. Sewer
No issues, just normal maintenance.

to be placed
c. Backflow
Valve
If a resident has an automatic sprinkler system.
It must be check yearly to ensure backflow valve is in place and meets
specifications. The POA needs to have a copy of this inspection. Please send
the document to Diane Hopkins-Broyles.
G. Club
House and Swimming Pool
Pool
is open.
Hours
are 9 – 9.
If you
are interested in reserving the clubhouse contact Mark Foreman.
Volunteers
are needed to clean tennis court. It was noted that the ground is shifting at
the far end of tennis court.
H. Road
Report
Roads
to be done potentially second week of June.
I. Miscellaneous
·
Limbs can be put in area near sewer plant. The
road to the dump will be graded and gravel or recycled asphalt will be place as
road has had some washed out areas.
·
Pipe under road on Oak Creek Circle if smashed
and ditch is filled. Chris will look at it.
J. Adjournment
A
motion was made to adjourn the meeting at 10:52 by Gary McNutt and was seconded
by Roy Liljegern. All were in favor.
