meeting was called to order at 1 p.m.

Approval
of Minutes 6-30-16
No
changes were recommended and minutes were approved with all in favor.
C.
Review
of Financial Statements – Dan Davis
Dan
reported on the following:
Profit
& Loss Jan thru July
Net
Income - under $20,000 (7-month period). Repair and maintenance of the water
and sewer plants are our biggest expenses.
Balance
Sheet
– As of July 31
Bank
Balance – total Savings and Checking $131,857, Clubhouse debt is $77,871

Vote
on Spending Alternatives -
The
Voting Alternatives were discussed and questions were addressed prior to the
voting. A quorum was established and
Walt Pitt and Gene Klumper counted the votes.
Results were:
1)
23
votes – pay off the clubhouse loan ($77,871) and use savings and dues after
expenses for road repair.
2)
17
votes – pay $40,000 on the clubhouse and use available funds to start road repairs.
3)
5
votes – pay zero down on the clubhouse and use funds to repair the roads.
The
majority vote was #1 to pay the off clubhouse loan. Members were all in agreement, and there were
no objections to pay off the loan.
Chris
stated we will need to appoint a committee to identify road repairs and set
target dates for the repairs as funds become available. Members discussed the feasibility
of the county taking over the roads anytime in the near future, and it was
agreed it would probably not be in the near future. We are 9th on the list at the County
Commissioner’s office for the county to take over one mile of Austin and
Jackson Place. Jackson has only a base
and no asphalt layer. The county would
require Oak Creek to have a two-inch cap laid prior to the county taking over
the roads.
Chris
stated that we need to consider moving over to a HOA association instead of POA
so that the lot owners would not be able to control the votes. It requires 75% of members’ votes to change
the covenants. Chris asked everyone
start thinking about this.

Review
of Water and Sewer Systems- John Goff
The
2nd Quarter we did not pass the e.coli test at the sewer plant. An ultra violet light went out, and it was
not replaced. The light has been
replaced and this issue has been addressed with our contractors who did not
catch this. A letter has been sent to DNR
that the light has been replaced.
G.
Swimming
Pool and Club house- Marc Foreman
Chris
reported that a new A/C wall unit was installed and is working well at a cost
of $3,500.
H.
Cutting
and Cleaning Right Ways/Ditches- Chris Dean
Chris
said this needs to be done on Oak Creek Circle and some on Austin Place. If anyone knows a contractor or would like to
volunteer contact Chris.
I.
Miscellaneous
-New
Home Owners – New homeowners introduced themselves.
-Email
Addresses - Chris asked that members send their updated email address to Connie
Andersen, Secretary, oakcreek20006@yahoo.com so that they
can be added to the official Oak Creek Parkway group email list to receive
newsletters, minutes, water reports and water shutoff repair notices.
-Collection
of Dues - Maggie Pitt suggested collecting dues less frequently in order to
save money (quarterly, semi-annually or annually). Chris stated this would cause accounting
issues.
